2025 was a turbulent year for visa holders in the mortgage market. The major policy shifts from the FHA last May left many non-permanent residents confused about their eligibility.

The good news? The dust has settled. As we enter 2026, the pathway to homeownership for visa holders (H-1B, L-1, TN, E-Series) is clear, stable, and widely available—if you know which loan product to use.

Here is your strategic guide to navigating the Texas mortgage market in 2026.

The "New Normal": Conventional is King

In previous years, we often debated between FHA and Conventional loans for visa holders. Entering 2026, that debate is largely over.

Since the FHA tightened its residency requirements in mid-2025, Conventional Financing (Fannie Mae & Freddie Mac) has become the gold standard for non-permanent resident aliens.

Why this is actually good for you: While losing FHA eligibility felt like a blow initially, Conventional loans are often superior for borrowers with good credit (720+).

  • No Upfront Mortgage Insurance: unlike FHA, which charges 1.75% upfront added to your loan balance.

  • Cancellable PMI: On a Conventional loan, your monthly mortgage insurance falls off automatically once you reach 20-22% equity. On FHA, it stays for the life of the loan.

  • Down Payment: You still only need 3% to 5% down. The myth that you need 20% down because of your visa status is false.

1. H-1B & L-1 (The Tech & Corp Transfer)

  • Requirement: A valid SSN and an unexpired EAD or Visa Stamp.
