What a broker actually is
I don't have a product to sell you.
A bank employs loan officers to place bank products. That is a perfectly honest job, but it means one rulebook and one answer. If your EAD expires in eight months, or you've been corp-to-corp for fourteen, their guidelines decide before anyone looks at you properly.
I'm a broker. I submit your file to wholesale lenders — UWM, Pennymac, Sun West and others — and their guidelines differ from each other in exactly the places that matter for the people I work with.
It's not a magic trick. Sometimes the answer really is “not yet.” But it should be the market's answer, not one institution's.

Worth saying plainly
I'm early in building this practice.
I'd rather you hear that from me than work it out later. I don't have two decades of closings behind me, and you'll notice I haven't papered this site with testimonials I can't stand behind.
What that actually means for you is straightforward. You are not file number four hundred in a queue. You get my mobile number, and you get an answer the same day — evenings and weekends included, because most of my clients can only talk then.
The technical work is not where newness shows. Guidelines are published, the math is the math, and I've built the calculators on this site from the same engine I use on real files — you can check my arithmetic yourself, on any scenario you like. Where experience genuinely matters is knowing which lender to send a difficult file to, and that is precisely what having a panel rather than an employer solves.
