The numbers
What the market is doing to a monthly payment.
A median-priced Collin County listing at 7.40%, the 30-year average, with 20% down, comes to $3,988 a month once Texas property tax and insurance are in it — about $268 more than a year ago.
That is an average, not an offer — nobody is quoted the survey average, and your own rate depends on credit, the file and the programme. Ask me what yours would be.

Tilts to buyersmodestly, against this market's own record
- Listings per sale3.03×
More buyer-friendly than 96% of the last decade here
More houses sitting for each one that finds a buyer means more room to negotiate.
- Share that have cut price46.3%
More buyer-friendly than 43% of the last decade here
Sellers who have already moved on price, and so what a buyer can reasonably ask.
- Days on market65 days
More buyer-friendly than 88% of the last decade here
Longer means less pressure to waive anything and more room to ask for a credit.
- Asking prices, year on year-1.0%
More buyer-friendly than 49% of the last decade here
Falling asking prices favour a buyer; rising ones favour a seller.
Each signal is placed against its own history for this area since 2016, and the four are averaged. This is not months of supply, which divides inventory by closed sales — those are not in this data, and borrowing that measure’s six-month convention would lend authority to a figure that has not earned it. It describes where the figures sit; it is not advice about whether to buy or sell, and your own file decides far more than the market does.
Payment on a median listing
$3,988
up 7.2% on the year
Buying. The whole monthly outlay, not just the loan part.
Selling. What a buyer has to clear to make an offer on a house like yours.
$2,866 of it principal and interest; the rest is tax and insurance
What $3,000 a month buys
$389,300
down 7.6% on the year
Buying. Holds constant the thing you actually control. Rates move this, not your income.
Selling. The ceiling on what a buyer at that budget can offer you.
At the 30-year average, 20% down, tax and insurance included
Income the median listing implies
$170,900
up 7.2% on the year
Buying. Real caps run higher and differ by programme. This is the classic rule of thumb, not a decision.
Selling. Roughly the household income your price band is asking for.
On the conventional 28% housing ratio — a guideline, not a lender's cap
Listings that have cut their price
46.3%
up 0.20 points on the year
Buying. The most direct measure of negotiating room there is.
Selling. How many of your competitors have already moved, and so what a buyer expects of you.

Disclaimer: Payment, buying-power and income figures are illustrative, computed from the published averages and county figures shown on this page — a 30-year fixed loan, 20% down, Texas property tax at 2.1% of value and insurance at 0.5%, with no HOA, MUD or PID assessment. Many North Dallas subdivisions carry one, which can add several hundred dollars a month. Freddie Mac’s survey average is not a rate anyone is offered; this is not a loan approval, a quote, or a commitment to lend.

How North Dallas compares
Realtor.com, the Bureau of Labor Statistics and the Census Bureau publish the same measures for every county and for the country, so these sit on one pair of axes. On its own, a Collin County figure is a number with nothing to weigh it against; next to Denton, the metro and the nation it is a decision.
Listing figures run through September 2026. Realtor.com publishes each month on the first business day of the month after next — the next set is due November 2, and this page collects it the same morning. The rate behind the payment line moves weekly: freddie mac publishes the survey average every thursday morning.
What a house costs, and what that costs per month. The payment is the figure a household actually feels — a price is only the half of it that does not change when rates move.
Each area's own median list price at the national 30-year average, 20% down, Texas tax and insurance applied throughout. The gap between the lines is what living here costs over living anywhere.

Two different populations, not a discount — listings skew expensive because dear houses sit longer, so the gap is mostly composition rather than negotiation. What matters is the two lines moving apart or together. Closed sales are from NTREIS and begin in 2022; asking prices are Realtor.com and begin in 2016.

How much there is to buy, how much is arriving, how much is clearing, and how much is being built. One area rather than four, because the question here is the balance between these four numbers and not how Collin compares with Denton — the tables underneath carry that.
Three counts of the same county — how much is for sale, how much came to market this month, and how much went under contract. Permits used to sit on this chart and have moved to their own: a metro-wide flow beside a county stock shares an axis by coincidence of size and says nothing about the relationship between them.

How fast each place adds supply, measured against the demand it is being built for. Permits alone compare a metro with a country at a twentyfold difference in size and say nothing; this is the same figures divided by the sales they will arrive into. Dallas-Fort Worth runs around twice the national rate and has for years — which is the whole reason this corridor keeps absorbing people without prices running away as they have elsewhere. Permitted houses take nine to eighteen months to appear.

The last reading of each year, not an average — every figure on this page is a reading at a point in time.
What Collin and Denton each authorised, annually — the only permit figures published per county, and the only ones that answer which of the two is building harder. These count structures of any kind, where the metro chart above counts single-family units monthly, so the two are not comparable and are deliberately not drawn together. The rate per thousand residents is under each figure, because the counties differ in size.

Supply measured against the demand it is competing for, which is the honest way to compare a county with a country. The raw counts differ 263-fold and cannot share an axis; this runs between about 2.7 and 3.3 everywhere. Higher means more houses sitting for each one that finds a buyer. It is not months of supply — that needs closed sales, which these do not include.

How much leverage sits on each side of the table. These are the two figures that decide whether a buyer can ask for a closing-cost credit or a rate buydown, and whether a seller has to say yes.
How long a listing sits. Below the national line means a faster market than the country's; above it means more room to negotiate.

The industry's own measure, and the only one here that is: inventory divided by the rate houses are actually closing at. The conventional reading puts roughly six months at balance, under four as a market where sellers set terms, and above six as one where buyers do. From NTREIS, who publish the closed sales this needs and which no listing feed carries.

Who can afford to buy. A housing market is a labour market with a lag — qualifying depends on income continuing, and North Dallas prices are underwritten by the metro's job growth rather than by anything about the houses.
The local job market behind the local housing market. Collin and Denton run their own labour markets, but North Dallas commutes across the whole metro.

The cost of the alternative. Buying is not expensive or cheap on its own — it is expensive or cheap against renting the same house the same year, and that comparison is the one most buyers are actually making.
An index, not a dollar figure — the level means nothing and the slope means everything. Where the metro line rises faster than the national one, renting here is getting more expensive relative to renting anywhere.

The last reading of each year, not an average — every figure on this page is a reading at a point in time.
The national line is dashed because it is a benchmark rather than a fourth neighbourhood. The payment lines hold every assumption constant across the whole period — the same down payment, the same 2.1% tax rate and the same 0.5% insurance rate, Texas figures applied to the national series too — so the only thing separating the lines is the price. Real tax rates differ by state and have changed over these years; a payment actually made in 2017 would not have matched the line exactly. The comparison is the point, not the cent.
The gap
Mortgages price off the bond market, not off the Fed
The 30-year average currently sits 2.25 points above the 10-year Treasury. Across 2016 to 2021 that gap averaged 1.77.
Arithmetically, at that narrower gap and today’s bond yield, the 30-year average would be 6.92%. That is a statement about today’s two numbers, not a forecast — where the spread goes depends on what investors will pay for mortgage bonds, and nobody knows that.
It matters because it is the part of your rate that has nothing to do with you or with the Fed’s policy rate. When people say rates “should” be lower, this gap is usually what they mean.
Where these come from. Rates are Freddie Mac’s Primary Mortgage Market Survey and the 10-year Treasury, both via FRED at the Federal Reserve Bank of St. Louis. County and metro listing figures are Realtor.com’s monthly series, also via FRED — published openly by Realtor.com Research, not collected from their website. Realtor.com revised its inventory methodology in late 2021 and again in 2022; the series here apply the current method across their whole history, so the figures are internally consistent but do not match releases downloaded before then. Any sale price or months-of-supply figure is based on data from NTREIS MLS for the period stated. Every figure is shown with the period it measures, which is not the day it was fetched — several of these publish weeks after the month they describe.
Last collected. October 20, 2026 at 10:30 PM Central. That is when this site last wrote to its own store — a different question from the period any figure describes, and the one that would show a collection having quietly stopped.
History is backfilled to 2016 where the source has it. This site began recording its own copy on October 20, 2026.

These are averages. Yours is a conversation.
A broker with a lender panel can tell you which of these numbers actually binds your file — and which lender reads it differently.
