Three things people get wrong about rates
The Fed doesn't set your rate
The Fed sets overnight bank lending. Your mortgage tracks the 10-year Treasury and mortgage-backed securities. Rates often move before a Fed meeting and barely move after it.
These are averages, not your quote
The figures above are national averages for a strong borrower profile. Your rate depends on credit score, loan-to-value, occupancy, property type and the lender's own pricing that day.
Timing the market rarely pays
Waiting for a lower rate while prices rise usually costs more than it saves — and a refinance later is straightforward. You can change the rate. You cannot change the price you paid.
